Planning & Regulations

Many garden rooms fall under Permitted Development rights, meaning you don't need formal planning permission. However, this depends on the size, height, and position of the building, as well as whether your property is in a conservation area or has other restrictions. We assess every project individually and handle all planning applications if required. For annexe projects, we produce full architectural plans and drawings to ensure compliance with all local planning regulations.

Garden rooms typically don't require formal Building Regulations approval — most fall under Permitted Development, and we build to high standards as a matter of course. Annexes, however, must comply with Building Regulations, including structural integrity, fire safety, insulation, ventilation, and electrical standards. For annexe projects, we arrange full structural engineer reports, structural calculations, and ground screw pull tests to ensure complete compliance.

Self-contained annexes typically do require planning permission as they are considered a separate dwelling. We handle the entire planning application process on your behalf, including preparing all necessary architectural drawings, structural calculations, and supporting documentation to give your application the best chance of approval.

Design & Build

A standard garden room typically takes 4–6 weeks from start to completion. Annexes with full kitchens and bathrooms may take 8–12 weeks depending on complexity. We provide a detailed project timeline during the design phase so you know exactly what to expect at every stage.

Absolutely — every project we undertake is fully bespoke. You choose the size, layout, materials, finishes, and features. Whether you want a home office, yoga studio, entertainment room, or self-contained annexe, we design it around your specific requirements and your garden’s unique characteristics.

Our garden rooms are fully insulated, year-round buildings. Standard inclusions are: full structural framework, insulated walls/floor/roof, double or triple glazed windows and doors, internal plastering, electrical installation, LED lighting, heating, and external cladding. Bathroom and kitchen options are available as upgrades.

Yes. All our garden rooms are fully insulated to current building regulation standards with high-performance insulation in the walls, floor, and roof. Combined with double or triple glazing and efficient heating systems, they are comfortable to use 365 days a year — even in the depths of a Kent winter.

Pricing & Finance

Our bespoke garden rooms start from around £22,000–£30,000 for a standard build. Garden rooms with a bathroom upgrade typically range from £35,000–£40,000. Self-contained annexes start from £60,000+. Yes, we offer flexible finance options through Phoenix Financial Consultants from 12.9% APR Representative. You can spread the cost over 3–10 years to suit your budget. Yes. Once we’ve completed the design phase and you’ve approved the plans, we provide a fixed-price quotation. There are no hidden costs or surprise extras. The price we quote is the price you pay, unless you request changes to the specification during the build.

Process & Guarantees

All our garden rooms and annexes come with a 10-year guarantee covering the EPDM roofing membrane (weather-tightness and material integrity) and the main structural frame (timber frame, foundations, and load-bearing elements). Electrical, plumbing, decoration, flooring, and fittings are excluded from the 10-year guarantee but are covered by their own manufacturer warranties where applicable. We stand behind the quality of our builds because we use only accredited professionals and the highest quality materials.

We visit your property at a time that suits you to discuss your vision, measure the space, assess ground conditions, and understand your requirements. This is completely free and there’s no obligation. We’ll also discuss planning considerations, timelines, and budget so you have a clear picture before making any decisions.

Yes. We manage every aspect of the build from start to finish, including site preparation, foundations, groundwork, and soil testing. Our structural engineers assess the ground conditions and specify the appropriate foundation type for your site. You don’t need to arrange any separate contractors.

All our buildings are installed on ground screw foundations, and we take great care with every installation — drawing on over 25 years of experience to ensure a stable, long-lasting foundation. For annexes subject to Building Regulations, a structural engineer calculates the building load and a specialist ground screw company carries out an on-site pull test to determine the exact screw specification. This is included as standard. For garden rooms that don’t require Building Regulations, our standard ground screw specification is more than sufficient in the vast majority of cases. However, we also offer a full ground investigation and pull test as an optional add-on for extra peace of mind — particularly recommended if your site has clay soils, a slope, previously filled land, mature trees nearby, or a known history of ground movement. If you’re unsure, we’ll assess your site during the consultation and advise you honestly.

We take great care to minimise disruption. Our ‘no mess, no fuss’ approach means we protect your garden during construction, use designated access routes, and remove all waste materials after completing the installation. We leave your garden clean and tidy with your new garden room ready to enjoy.
